The story of Samson and Delilah made a big impression on me as a kid, Delilah scared me. And today it’s still a vivid memory. Imagine a woman with such power that she can reduce you to rubble.
This real estate story is also about Samson and Delilah but it includes a third person Mrs. Truly Honest.
Who are these characters?
- Delilah is a real estate agent.
- Samson is the seller of a home in Simon’s Town.
- Mrs. Truly Honest is a respected real estate agent in Simon’s Town.
Now for the story where Samson looses all his hair (power):
Samson wants to sell his nice home in Simon’s Town but he is not a regular seller of homes and depends on his emotion, his needs and a real estate agent.
Samson calls both Mrs. Truly Honest and Delilah to assist him in selling his home.
Mrs. Truly arrives first:
Samson: “I want R4 million for my Simon’s Town house. What do you think?
Mrs. Truly: “Let me walk through and have a look.”
Truly does what she does best being Honest:
Truly: “Samson, you might get R4 million but it will take a very long time. Do you have the time to wait? Or will you allow us to market your property at the market value of R3.5 million? “
Samson: “You must be joking!”
Truly: “I understand how you feel but I would rather walk away today than let you down tomorrow.”
Samson: “What?”
And Truly leaves for the door until another time.
Then Delilah arrives with a sole mandate and scissors tugged away in her handbag.
Delilah: “Samson, how much would you like for your house?”
Samson: “I want R4 million”.
Delilah: “This is a lovely home and I suppose we can add my commission?”
Samson (thinking about what truly said): “I am glad some agents know what they are talking about”.
Delilah smiles as she remembers the scissors and sole mandate.
Samson: “Would you sell my house for me?”
Delilah: “With pleasure.”
And she pulls out the sole mandate where Samson commits himself for three months.
As she walks out she snips a bit of Samson’s lovely hair and for the next three months she snips and snips till he is down and out. Eventually after 3 months and no offers Samson calls Mrs. Truly Honest and the process starts over again at the real market value of R3.5 million.
I think that every real estate community has a Delilah that knocks the daily life out of unaware home owners.
And some real estate agents will tell you that they need a Delilah in their community. But Mrs. Truly Honest may not agree because Delilah is one of the reasons real estate agents are called bad names.
What is the problem here; The Sole Mandate Or The Inflated Asking Price?
The problem here is not the fact that the owner signed a three month sole mandate. No. The problem is the inflated asking price and the emotional willingness by the seller allowing a scissoring Delilah to trap him in a sole mandate at all cost. Do you agree?
