    A few days ago I got a call from Property24.com interviewing me how real estate agents can use Youtube. What a surprise! I am becoming the famous expert – I never expected this? Here is the story

    How did Property24.com find me?

    They did a search for real estate agents using Youtube.

    The lesson I want to share; “Become the Expert”. You need to become the Lance Armstrong in your listing area and Youtube.com is only one of the ways for you to do it. This article is not how you can create videos for youtube.com it’s rather on the principles of how real estate agents can use youtube.com.

    The aim is to use all marketing tools to build relationships and to become the known expert. Therefore create your youtube.com videos to entertain and to share information and not only to sell a home.

    Read that again: Focus on your listing area. It’s all about the people who live in your listing area and those who want to live in your listing area.

    Ok. Now that I have motivated some of the principles let’s get down to business.

    You do not HAVE to always make homes-for-sale-videos:

    • Get out there and make videos of popular festivals in your area.
    • Take historical photos and make a documentary on your area.
    • Go to a dog show and take photos of the pets and their owners.
    • Take photos of all the lovely homes in your area.
    • Take photos of things to do in your area.
    • Yes. You can also make virtual tours of homes for sale.

    Let’s take this one step further:

    Say you are going out take photos of the best looking gardens in your listing area then knock on the doors introduce yourself and tell the people what you are doing. Ask them if they would be interested in a copy of the video. Invite them to join your newsletter get their email addresses. You’ll have no resistance. Compare this approach to knocking on doors asking for a listing.

    This is an example of how you give something of value in exchange for their personal contact details. Now you are making friends and are not only trying to sell.

    As soon as you have made the video go back and give a copy to those who asked for it, then upload the video on Youtube.com, place the video on your blog and see how you pull traffic.

    You may think this is easier said than done. “It’s not because things are difficult that we do not dare; it is because we do not dare that they are difficult.” Seneca.

    Making videos using photos is easy and uploading them to Youtube is easy. It is also free. So what is stopping you?
